  I would like to share some of the things that a rental agent will not tell you before moving in to 447 Somerset St. W that I wish I had noticed or been told before moving in: There is a bus stop directly out front of this building, so if you have a unit that faces the road it is constantly loud, despite that their website says it's "quiet." Somerset is a very busy street - there is traffic (the loud stuff especially including big trucks/semis, buses, firetrucks, ambulances, police cars, motorcycles) at all times of the day and night. If you have a car, prepare for parking tickets. This building has no parking and even if you get a city permit parking pass you can't park on Somerset, so have to park a block (or two..or three..) over and can only leave your vehicle there for 48 hours and then you have to move it. I had cockroaches in my unit and the unit above me did as well, which came as a surprise because I kept my unit squeaky clean at all times. Only the affected units were treated, not the whole building, so I imagine they are still there. There are only 2 laundry machines that are coin operated - not smart card - which is the biggest hassle in the world. There is next to no storage in the unit and no storage available in the building, which of course isn't important for everyone but if it is to you then be aware. If you have a bicycle prepare to haul it up and down the stairs because leaving it out front is not safe - I had my seat and other things stolen off of my bicycle. A bike rack should be installed in the back of the building where there is a huge amount of wasted space (and where many tenants place their unwanted furniture and broken household items and let their dogs do their business so it looks like an actual garbage dump). This building is for the most part filled with students and young people - also something good to be aware of if you are a bit older and looking for something quiet. Parties are frequent and loud (in my experience). All that being said, the units are cute and old in a charming way, so if you're going for something aesthetically pleasing, this is it. If you get one with a balcony you're in luck because the balconies are quite big! But I would not recommend this place to young professionals who are seeking a quiet spot to settle into.

  As a first time renter Christine from the CLV group was happy to walk me and my friends through the renting process. When doing the tour she was very helpful and was able to answer all our questions no matter how obscure. By working with us to act quickly we were able to get a great location and at even better price, thanks so much!

  After looking for apartments for a month or so, I stumbled upon this place and knew I had to live here. I got a great tour of the apartment by Christine from CLV Group, who was extremely friendly and really easy to deal with. She answered all of my questions and made everything really clear. I booked a second viewing right away for my room mate the next day, and he thought the place was great! Christine made the whole process very easy, with minor details being able to be settled via text at any time of the day (as I am unable to respond to calls during the day at work), and documents that required signing being sent over email. Great experience! This whole process took way less effort and time than my previous experiences with apartment rental, no headaches! Looking forward to living here for the next year (or more!).

  I moved into the building about 3 months ago, (first time I've rented an apartment on my own) and I have to say that the friendliness and helpfulness of both Sarah and Christine of CLV group made the process very easy and stress-free. Sarah was always available to answer questions or concerns I had through text, and when I went in to sign the lease papers, Christine was extremely cheerful and helpful, and made the whole process very clear and easy. I am absolutely enjoying my experience here, and am very grateful that I made the decision to move in to the building

  I just want to say, I have lived in about 7 different rental locations in Ottawa, and this has been by far my best experience with an agent or rental representative thus far. I have nothing but positive feedback to note about Sarah Wanjon working for CLV group. When I first contacted Sarah, she was so bubbly and energetic that it was a really refreshing encounter. Her flexibility and her willing to accommodate to my schedule to arrange a meeting and a viewing was sincerely appreciated. I truly felt like a valued client. Sarah always responded to all her phone calls, and even made communicating easier during busy times via text messaging. Even during evening hours after working all day, Sarah always was there in her cheerful way. Thank you for everything, and keep up the great work!
