  Usually accurate within 40%, I would recommend another appraiser, Any other appraiser. An appraisal should include expired listings(price too high) and active listings (competitors) and sold listings. Replacement cost analysis was also flawed as it only included construction cost not land (location,location,location). The comparables should be close in sq ft and location. None of these were met in my experience with this company.
